Apply through PropertyConnect

What is PropertyConnect?

PropertyConnect is South East Water’s self-service online portal for requesting services and lodging applications related to water, sewerage and recycled water assets. Available 24/7, it provides a simple, paperless way to submit applications, make requests, and access information online without the need for manual forms.

Through PropertyConnect, you can:

  • Apply for residential water, sewerage and recycled water connections, and book dry water connections.
  • Request property, asset, pressure and flow information, including sewerage plans, asset sizes, depths and offsets.
  • Submit plumbing applications for residential, multi-unit, industrial and commercial developments.
  • Lodge development, build over easement and other authorities works applications.
  • Request land servicing advice, property information statements and financial updates.
  • Track and manage applications and requests online.

What do I need to make an application?

When you make a connection application through Property Connect, we’ll ask you to provide the following so we can assess your application: 

  • A detailed site plan 
  • An architectural floor plan 
  • The number of proposed units/ lots 
  • Hydraulic plans for larger developments
Depending on the type of application, we may also ask: 
  • If there’s any proposed structures to be located within one metre of one of our assets? If this hasn’t been resolved during the design state, it could delay your plumbing application 
  • Are ground anchors proposed? 
  • Is there an underground rainwater tank?
  • What are the water servicing requirements? This includes service type, size, flow rate requirements, etc. 
  • Will there be any trade waste discharge? If so, what type?
  • Will there be any pumped sewer discharge? If so, what discharge flow rate?
  • Will there be a bulk hot water service? 
Fire services 

If you apply for a fire service, we’ll also ask you to provide: 

  • Type of service(s), e.g. hydrant, sprinkler, hose reel
  • The Australian Standard of the sprinkler design if fire sprinklers are proposed 
  • Pressure and flow information. You can view this information on Property Connect.
  • a hydraulic water plan
  • a schematic water plan
  • details of the fire pump curves if inline pumping is required 

Applications through PropertyConnect

Plumbers and customers can diretly apply for the below services but the plumber is responsible to provide the service into the property and depending on the application there may be a fee before you can get started.

Water connection - dry tapping and recycled water connection (Class A)
  • Apply for a new recycled water (Class A) connection. South East Water coordinates the recycled water (Class A) connection from the recycled water main and the installation of the assembly / meter.
  • The plumber is responsible to provide the service from the meter to the dwelling.

Water connection - wet tapping (20 mm)

  • Apply for a new (20mm only) water supply connection (Wet Tapping). South East Water undertakes the connection (Wet Tapping) into the water main.
  • The plumber is responsible to provide the service into the property from the water main, assemble and install the delivered meter.

Water connection - dry tapping (20 mm)

  • Apply for a new (20mm only) water supply meter from existing connection (Dry Tapping). South East Water coordinates the connection (Dry Tapping) from the water main and the installation of the assembly / meter.
  • The plumber is responsible to provide the service from the meter to the dwelling.

Water only - plugging and re-tapping existing water meter (20 mm)

  • Apply for the disconnection / reconnection of an existing 20mm water service to an alternate location within the property. South East Water undertakes the disconnection / connection (Wet Tapping) into the water main. 
  • The plumber provides the service into the property from the water main, assemble and install the delivered meter at the same time returning the existing meter.

Disconnection of water meter/ service  

  • Apply for the disconnection of an existing 20mm water service. South East Water undertakes the disconnection at the water main. 
  • The plumber is responsible for the return of the meter at the time of disconnection.

Sewer only - demolish and rebuild single dwelling and retain existing water meter
  • Apply for new sewer (only) connection when demolishing & rebuilding a dwelling and the existing water assembly / meter is retained in its current location.

Septic to sewer connection

  • Apply for new sewer (only) connection when existing dwelling was previously connected to a septic tank (unsewered area). Contribution fees (in addition to application, plumbing and connection fees) may be applicable and will be assessed upon application. 

Drain alteration on existing dwelling

  • Apply for alteration of sewer (only) internal plumbing when an existing dwelling is adding / removing fixtures (toilet, basin, etc)

Disconnection of sewer - cut and seal

  • Apply for removal / disconnection of sewer (only) internal plumbing when an existing dwelling is being demolished.

Temporary sewer connections

  • You can apply for a temporary sewer connection if you need to temporarily connect to our sewer during a major project or construction of a development. 
  • Our Sewer Operations team will assess your request and coordinate the connection.  To apply, send an email to seweroperations@sew.com.au

House extension on existing dwelling

  • Apply for alteration of sewer (only) internal plumbing when an existing dwelling is extended to include additional fixtures (toilet, basin, etc).
Sewer and water connection - wet tapping -  pre 1992 development
  • Apply for a new sewer connection and a new (20mm only) water supply connection (Wet Tapping). South East Water undertakes the connection (Wet Tapping) into the water main.
  • The plumber is responsible to provide the service into the property from the water main, assemble and install the delivered meter.

Sewer, water and recycled water connection (Class A)

  • Apply for a new sewer connection, recycled water (Class A) connection and a new (20mm only) water supply meter from existing connection (Dry Tapping). South East Water coordinates the recycled water (Class A) connection and the water supply connection (Dry Tapping) from both mains and the installation of both assemblies / meters.
  • The plumber is responsible for providing the service from the meters to the dwelling and connect to the existing sewer point. 

Sewer connection and plugging and re-tapping of existing water meter (20 mm)

  • Apply for new sewer connection and the disconnection / reconnection of an existing 20mm water service to an alternate location within the property. South East Water undertakes the disconnection / connection (Wet Tapping) into the water main.
  • The plumber provides the service into the property from the water main, assemble and install the delivered meter at the same time returning the existing meter.

Frequently asked questions

PropertyConnect’s online submission will provide improved efficiencies and processing times. You can expect some single residential connection applications to be processed within minutes. More complex applications may take up to 4 to 6 weeks. Check out the applications timeframes for more information

An account may or may not be required depending on what application type you are applying for. However, creating an account will save you time and allows you to track applications. An account is recommended for customers who intend to use PropertyConnect on a regular basis.

Note: You can use your old login details from our previous online portal.

I remember my password but want to reset it:

  • Log in using your existing password 
  • Select your user name in the top right corner 
  • Select Change password from the drop down options 
  • Follow prompts to reset your password

I don’t remember my password: 

  • Select the Login to PropertyConnect Tab 
  • Fill in your Customer email/number 
  • Select the Reset password tab 
  • An email will be sent to your nominated email address
  • In some instances a property may be known by a different name or number e.g. 20 Smith Drive is also known as 20-28 Smith Drive. Mt Martha may be known as Mount Martha so you need to enter Mount not Mt.
  • If your address is a unit, flat or apartment you could try and search for just the parent property number e.g. Unit 1, 5 Smith Street may be easier to locate by searching for just 5 Smith Street. Then view the map to confirm the property.
  • In new subdivisions properties may not exist yet in our system. Try searching for the parent property or alternatively search using just the street name and suburb to take you to the area of your property. Then view the map to confirm the property.
  • If you cannot find the property using a TP number then try using the original LP number.

If you still can't find your property please email the property address and other details to:

    • PropertyConnect operates at its optimum in IE10, IE11 or Google Chrome. If you experience technical difficulties with the PropertyConnect map, it may be due to the version your internet browser is running.
    • If your property is large (over 2000m2) and the entire property does not fit on the plan you have received, please contact us on 9552 3770 so we can provide you with a larger plan.
    • It’s likely the property you are trying to make an application for requires specific Conditions of Connection. In majority of cases you will still be able to apply through PropertyConnect after talking to one of our friendly Property Development team members. Please contact us on 9552 3770.
    • Plans can be sized up to 4MB. The following file types are currently supported for upload; 'jpeg', 'jpg', 'pdf', 'doc', 'docx', 'bmp', 'png's. If plans are larger than A4 you will need to obtain an electronic copy from your architect to attach them electronically.
    • Whilst not compulsory, providing the plumber details will assist South East Water with processing you application in a timely manner. You can simply provide the plumbers license number and the data base will automatically search for them on our data base.
    • Alternatively you’ll need their first and surname and contact phone number.
    • Credit card (MasterCard or VISA)
      Note: Should you exceed three (3) attempts to pay you’ll be required to contact us. 
    • PropertyConnect billing account (Billed monthly)
      The billing account invoices are generated at the end of each month and should be mailed out within the first week of the new month.
