Your conveyancer or solicitor will take care of the settlement, but there are a few things you need to know when buying or selling a property. Read our guide to get the low-down.

1. Apply for an Information Statement

This information is used in the Vendor Statement (Section 32) to enable the seller to put their property on the market.

There is always a delay between property changes and our systems being updated.

We get information about properties from various sources, including councils, and we're also dependent on plumbers letting us know it is time to install new meters.

So even though your client may be buying or selling a newly titled property we may not have rated it on our system yet.

No Parks or Drainage 

If there are no Parks or Drainage charges listed on the Information Statement then the property is not yet separately rated by South East Water.

In this case, you'll need to make your financial adjustments on the rated parent entry. Please contact our Information statements team on infostatements@sew.com.au or 9552 3456, and we'll issue you an Information Statement free of charge on the rated parent entry.  Any unpaid amounts on the rated parent entry will be split to the children properties.

2. Get a Financial Update

A few days before settlement, you'll need to get a Financial Update. This confirms the financial position of the property, so you can make any financial adjustments needed for settlement.

What you need to do
  • If a settlement date was initially entered when requesting an information statement, one will be automatically sent.
  • If a settlement date wasn’t entered, you’ll need to request one through Property Connect. A Financial Update will then be emailed by South East Water.

The Financial Update includes the BPAY reference details for payments to South East Water.

You'll need the case number which is on the Information Statement. The Information statement would have been ordered to complete the Section 32. 

Updates are done through Property Connect - Property Information.

  • Enter in the case number that appears on the Information Statement
  • Enter the property reference number from the Information Statement - TIP: You don’t need to type the backslashes!
  • Click Search
  • Check the email address is correct - this is where the update will be sent. If not you can update it here. 
  • Press Submit
  • The Financial Update will be emailed to you within 2 hours.

No, there is no cost to get a financial update, and you can order as many updates as you need.

The case number is valid for six months from the Information Statement issue date. 

The closer to the settlement date the better! Remembering you'll need a few days to do the settlement calculations, so make sure you allow that time. 

If you request a financial update too early (more than a week before settlement), there might be changes that can impact the outstanding balance.

These include meter readings, payments by the vendor or a bill being issued.

TIP: If it's close to 90 days since the water meter was last read (this date is on your Information Statement), it means we are about to issue the next quarterly bill.  it's best to get another update closer to the settlement date, so it includes the most current bill.

If you ordered your Information Statement via Property Connect, there is a section where you can provide a settlement date if you know it.

If you filled this in, we'll automatically issue you a free Financial Update three days before settlement - this will be sent to the email address you originally provided.

3. Settlement

Congratulations!  You're almost there.

What you need to do

You'll need to make a payment to us, you can do this via

  • BPAY
  • EFT
  • Cheque

PEXA don't automatically send us the Notice of Sale, so you'll still need to send us either a Notice of Acquisition or Disposition.

The easiest way to do this is to attach it to an email and send it to noticeofsales@sew.com.au

This email address is only for Notice of Sales. The inbox is not monitored for correspondence.

You'll need to ensure that the BPAY information entered is the same information from the financial update issued for the property.

Each BPAY reference is unique.

 

The BPAY details are on the financial updates.  You can get a Financial update free of charge as long as there is an Information Statement that has been ordered for the property in the last six months.

Updates are done through Property Connect - Property Information.

  • Click Search
  • Check the email address is correct - this is where the update will be sent. If not you can update it here.

4. Send us the Notice of Sale

We’ll need the notice Notice of Acquisition or Disposition to complete the process. Please send this through as soon as possible.

What you need to do

Attach your document (either as a .pdf or .docx) to an email and send it to noticeofsales@sew.com.au

If you need to make any changes to the settlement information (including the settlement date), please contact support@sew.com.au for help. 

The Notice of Sale inbox is only to be used for submitting Notice of Acquisitions or Dispositions documents.
